Encore 4505 Apartments, Main Street Parking, and Retail

Encore 4505 - another one of Armada Hoffler's premier developments in the popular Virginia Beach Town Center community. 

This 794,000 square foot, multi-story mixed-use complex was developed and constructed by Armada Hoffler and designed by a Joint Venture team of Cox, Kliewer + Co., Speight, Marshall & Francis, and Clark Nexsen. The complex located at Block 11 includes a 4-story, 288-unit apartment building (Encore 4505 at Town Center) supported by a podium structure allowing for ground-floor retail (18,000 sf) and Main Street Parking garage, a 950-space garage (109,000 square feet total for this portion). The apartments feature an elevated pool and clubhouse in one of the courtyard areas while the other courtyards incorporate green spaces for the residents. 

Adjacent is a 685,000 square foot, 15-story office tower (9-story office over 6-story parking) designed by Clark Nexsen for which we performed a peer review. Speight Marshall Francis completed Agent 1 Special Inspections for the entire project.
