Aqua on 25th
The resort-inspired 25th Street development aligns with the long-term goals set forth by Virginia Beach city planners to create a sense of year-round entertainment for residents and visitors at the Oceanfront.
Speight Marshall Francis served as Structural Engineer of Record for this $49M PPEA mixed-use development which replaced a site previously used as a municipal parking lot at the corner of 25th Street and Pacific Avenue at the Virginia Beach oceanfront. The project is comprised of three elements: Aqua on 25th Apartments, a municipal parking garage, and an iFly branded indoor skydiving facility.
Aqua on 25th Apartments is 5-stories of 147 luxury apartment homes with all the perks of being located in the oceanside community. Aqua on 25th Apartments received a 2017 Honor Award from the City of Virginia Beach Planning Commission.
Parking for the apartments also serves as a public municipal parking garage for the City of Virginia Beach and contains 598 parking spaces. The parking garage is comprised of a deep foundation system, slab-on-grade, and first-level ramp-up to 4’-0” above the first floor level for the precast parking structure. Our scope included miscellaneous detailing in the stair and elevator towers.
Speight Marshall Francis also designed and detailed the sheet piled braced excavation (cofferdam) required to construct the basement portion of the iFly building which offers an indoor sky diving experience. Our scope included coordinating our drawings with the sheet pile installer to determine an economical and effective solution. We issued signed and sealed drawings indicating the sheet pile style & size, embedment, bracing & strut sizes, and details.
