The Preserve at Scott’s Addition

A forgotten gem, a mid-century modern historic landmark, the former Mid-Atlantic Coca-Cola Bottling Company building was transformed into progressively designed apartments that seamlessly blend historic and modern in the booming Scott's Addition neighborhood of Richmond, VA.

Speight Marshall Francis as the Structural Engineer of Record and Agent 1 Special Inspector for historical renovation and addition to the former Richmond Coca-Cola factory transforming it into 194 luxury apartments. The new building/addition is a 124-unit, 4-story wood-framed building with an elevator and a firewall to separate the building into two distinct areas.  The building also incorporates 39 “tuck-under” parking spaces on the ground level along the alley side of the structure. The total size of the building is 142,400 sf on shallow foundations and includes a clubhouse/lounge with pool and firepit, rooftop deck, covered patio, music listening area, and fitness center. The historical renovation and adaptive re-use portion of the project consisted of the creation of 70 loft-style apartment units within the existing structure. The existing building consisted of three separate sections: a three-story concrete building, a single-story steel-framed building, and a single-story concrete building.  Some modifications to the existing buildings, such as skylights through the existing steel & concrete roofs, were required.  Pool design assistance was also provided.
