South16 Apartments at The Bridges-Phase 2
The second phase of South16 Apartments incorporate brick into the exterior to create a consistent synergy with the architecture across the street at Virginia Tech Carilion Medical School and Research Institute.
Speight Marshall Francis served as Structural Engineer of Record for a 127-unit, 4-story, wood-framed apartment building over a cast-in-place concrete parking podium. Amenities include a ground-level outdoor saltwater swimming pool and a rooftop patio/viewing deck overlooking The Roanoke Star and Roanoke River. The exterior of this second building in the complex differs from the first's multicolored façade.
The Bridges is planned to grow to 1 million square feet of residential, retail, and office space over the next decade. This growth will connect downtown with the Roanoke River to create a destination that will include a public riverwalk, kayak launch, and riverfront dining.
