Terraces at Manchester, a 10-story mixed-use building, is located at 800 Semmes Avenue in Richmond, Virginia.

Speight Marshall Francis, in a collaborative Joint Venture effort with Beardsley Design Associates and Apex Design Group, completed the design for a 10-story mixed-use building that included a 2-level concrete podium that supports an 8-story light gage and composite joist framed apartment building.  The lower portion includes parking, ground-level apartments, retail, and a pool; the footprint of the building is 300’ x 125’.  Our firm also served as Agent 1 Special Inspector.  The structure was constructed using a prefabricated metal wall system with attached exterior finishes. This innovative, cost and time-saving system were created by Purcell Construction. Awarded Best Urban Multifamily project of the year from Greater Richmond Association of Commercial Real Estate (GRACRE) in 2016.
