Waterside District
The long-awaited renovation of Waterside was a vital part of downtown Norfolk's ongoing revitalization efforts. The new, world-class Waterside District offers indoor and outdoor gathering spots bringing local residents and visitors together with restaurants, live music, festivals and family-friendly entertainment.
Speight Marshall Francis was especially honored to serve as Structural Engineer of Record for modifications and renovations to Norfolk's iconic Waterside building. The former waterfront 170,000 sf mall facility in downtown Norfolk was modernized into an entertainment facility with multiple restaurants and a new parking ramp for vehicles to access the second-floor garage. Renovations included a complete exterior cladding overhaul, two 50 foot tall signage towers, glass elevator installation within the main atrium and multiple signage, new rooftop HVAC equipment, canopy, and bar additions. The existing cast-in-place waffle slab required several new penetrations for restaurant equipment, exhaust hoods, and an elevator, and the two existing large floor openings were enlarged. Exterior work included a complete renovation of the back patio landscape including ramps, stairs, walls, planters, fire pits, and seating areas.
