Adaptive reuse of three former Reynold's aluminum plants into luxury apartments with unparalleled views of downtown Richmond.

Served as Structural Engineer of Record and Agent 1 Special Inspector for this $30M 10-story, 219-unit luxury multifamily property located at 505 Porter Street in the historic Manchester area of downtown Richmond. From the 10-story tower residents experience the unrivaled city and river views. The project is adaptive reuse that converted three former Reynolds aluminum plant buildings into luxury apartments, including a ground-up amenity space and extensive site work, site utilities, and hardscape upgrades. Amenities include two lounges (one on the 10th floor overlooking the city), two dog parks (one on the rooftop), and a fitness center. 

A 3-level concrete podium supports the light gage and joist framed apartment building; the approximate podium footprint is 43,000 sf. All design and details associated with the apartment were completed by Beardsley Design Associates; Speight Marshall Francis served as the Engineer of Record from the finished podium level down to the foundation. This project used a prefabricated metal wall system with attached exterior finishes. This innovative cost and time-saving system was created by Purcell Construction.
